Highland Village is a great North Central Austin neighborhood. It is located just north of W 45th street and south of Hancock Drive, just west of Rosedale. Mid-century homes and tree-lined streets characterize Highland Village. The neighborhood is located close to some favorite amenities like Russell's Bakery, Shoal Creek Nursery and Landscape, and a huge TxDOT property that residents use informally as a park.
Older homes in Highland Village date as far back as the 1930s although most were built in the late 40s and 50s. Highland Village is an absolute treasure trove for mid-century modern home enthusiasts. The 1953 Parade of Homes took place in Highland Village and many homes feature the sleek, light-filled interiors that are a prominent feature of mid-century modern design. Though many have been modernized and remodeled, most have successfully retained their classic charm. Highland Village also features a few newly constructed homes. Highland Village home floor plans range from 800 to 3,000 square feet. Prices range from the mid $200s to $500K.
The neighborhood is in an awesome location! It is located very close to Mo-Pac Expressway and 45th Street, so whether you are commuting North or South, east or west, you can do so with ease. A few blocks north to Hancock Drive, shoot over MoPac and up to 2222 and you are 5 minutes to 360. Living in Highland Village means you’ll always be a short 15-minute drive from downtown Austin workplaces, entertainment and nightlife.
Highland Village homes are located near great grocery stores, retailers and places to eat. Lower Burnet Rd. (Lo-Burn) has Upper Crust Bakery, Gusto Italian Kitchen, The Apothecary Wine Bar, and Phoenicia Market. The Triangle at North Lamar and 45th is just a few minutes further east and offers a unique mix of clothing boutiques like SoLa, major retailers like Office Depot, pubs like The Flying Saucer and restaurants, like Mandola’s. The Triangle also hosts a weekly farmer’s market.
